- resistance to treading and other mechanical wear and tear

- forms a dark green, dense lawn

- regular, frequent mowing helps maintaining the turf in excellent condition

- 30% - red fescue

- 30% - perennial ryegrass

- 40% - Kentucky bluegrass (smooth meadow-grass)
